The record

The site is
the report.

Every observation, issue, photo and design reference, tied to its place in a 3D scan of your project. Instead of reading about the site, your team opens it.

  • Scanned conditions
  • Planned floors, from design
  • Scan pass
01 · Capture

Capture at the level
the site needs.

Drone orbits for structure and façade. Lidar scanners such as XGRIDS for floors and fit-out. Phones and 360 cameras for quick check-ins. Every capture is reconstructed into one view, organised by tower, floor and unit.

  • Drone camera positions
  • Lidar walk, L12
  • Phone check-ins
02 · Understand

AI that knows what it sees,
and where.

SpatialSense segments each scan, labels what it finds and fixes every label to a position in 3D. Your team confirms what matters. Nothing becomes a finding until someone signs it off.

  • Confirmed
  • Needs review
03 · Compare

The design,
over the scan.

FORM already turns design files into 3D. Lay it over the scan: everything within tolerance goes quiet, and whatever differs is marked up for your team to review.

  • Distance from design, mm
  • In design, not in scan
  • Temporary works, not compared
04 · Indoors

GPS stops
at the door.

Inside a concrete frame, GPS drifts by metres and cannot tell one floor from the next. That cylinder is everywhere your phone might be. Visual positioning narrows it to one spot: the floor, the room and the way you are facing.

  • GPS: where you might be
  • Visual positioning: where you are
05 · Locate

How the phone
finds itself.

No beacons to install. The scan you already captured is the map.

  1. SeeThe camera frames whatever is in front of it.
  2. MatchDistinctive points, a door jamb, a wall corner, a pipe elbow, are found again in the scan.
  3. SolveWhere those points sit fixes where the phone stands and which way it faces, floor included.

02Issues

Issues live in the building,
not on a drawing.

A simple tracker organised by tower, floor and unit shows what is open and who owns it. Every item opens its location in 3D.

03From design to handover

Designed, built,
and then sold.

The same scans can be shared with off-plan buyers and investors as explorable 3D progress updates, so the site record supports sales as well as site management.

  1. Stage 1 · DesignFORM

Explore the building before it exists, from approved design files.

  2. Stage 2 · ConstructionBUILT

Record what is actually on site, floor by floor, against the design it was meant to be.

  3. Stage 3 · Sales and handoverSpatial Studio

Share progress and finished spaces with buyers and investors, on the platform that delivers both.

04How a pilot runs

Start with one floor.
Keep the whole record.

  1. 01

    Scope

Your drawings, programme and the areas that matter most to your team.

  2. 02

    Capture

A first scan of one floor or the whole site, with the hardware it needs.

  3. 03

    Understand

SpatialSense labels the scan. We set up the design overlay and tracker.

  4. 04

    Review

We walk your team through it in 3D and agree how often to capture.

05Practical details

A few straight answers.

What hardware do you use?

Drones for the structure and façade, professional lidar scanners such as XGRIDS for floors and fit-out, and phones or 360 cameras for quick check-ins. We recommend the mix for each stage of your project.

How accurate is it?

BUILT is a visual, spatial record for coordination and review. Lidar capture holds true scale, but it is not a certified survey: measured deliverables stay with your surveyor.

What does the AI actually do?

SpatialSense segments each scan, proposes labels and positions them in 3D. Your team reviews them, and nothing is recorded as a finding until someone confirms it.

Does visual positioning work everywhere on site?

It works where the scan is recent and the area is recognisable. Sites change quickly and floors can look alike, so when it is unsure it says so rather than guessing the floor.

How does BUILT relate to FORM and Spatial Studio?

FORM is our design visualisation service. BUILT records construction. Spatial Studio is the platform both are delivered on, and where the record is shared.
